本方案完成后,我学到了许多商业建筑和办公建筑方面的知识点;明白了不同功能,其流线和造型也各有不同;掌握了相关的建筑设计方面的规范。
摘要:本项目是位于上海核心区的商办建筑设计项目,总建筑面积44563平方米,容积率3.0,建筑密度51.6%,绿化率33.9%,地上六层、地下三层。建筑整体呈“S”形,二层及以上有部分后退,形成变化,丰富造型;立面上通过运用线条突出造型的现代感。主入口设置在建筑南侧,次入口分别设置在建筑的南侧与东侧,地下车库及后勤出入口由东向西行驶。商业部分设置在地上一层至地下二层,其中地上商业分为左右两部分,中间用连廊连接,并形成沿街商业,地下二层商业有一部分为餐饮区域;办公部分设置在地上一层及以上;邮局设置在一层与二层东南角;设备用房分布在地下一至三层中;停车场设置在地下三层,且部分为机械停车。

Abstract : This project is a commercial office building design project located in the core area of Shanghai. It has a total construction area of 44,563 square meters, a floor area ratio of 3.0, a building density of 51.6%, a greening rate of 33.9%, six floors above the ground, and three underground floors. The entire building is in an "S" shape, with some layers retreating on the second floor and above, forming changes and enriching the shape; the modern facade is highlighted by the use of lines. The main entrance is set on the south side of the building, the second entrance is set on the south side and the east side of the building respectively, and the underground garage and logistic entrances and exits run from east to west. The commercial section is located on the ground floor to the second floor, where the ground floor business is pided into two parts, the middle is connected with a corridor, and the street commerce is formed. The underground two-story commerce is a catering area; the office part is set on the ground floor and Above; the post office is located in the southeast corner of the first floor and the second floor; the equipment room is distributed in the ground floor to the third floor; the parking lot is located in the underground three floors, and part of it is a mechanical parking.

1绪论
1.1目的
本课题为实际工程项目,地点位于上海市区内,把一个真实项目作为毕业设计的题目有助于我们结合实际情况做出一个可以落地的设计,并且作为一个商办建筑,可以让我们更好地理解与认识商业和办公如何相结合,怎样让流线做到清晰、不混乱。
1.2国内外发展概况
美国建筑的发展从古至今都与其商业模式息息相关,初期因商品种类多的特点出现百货商店,后来随着小汽车和冰箱的普及形成超级市场,最后由于商品种类日益丰富,超市从连锁化渐渐转变为购物中心这样的聚集型商业形态;而欧洲国家则是为了阻止城市不断地膨胀,而不得不通过设立法律的方式来保护郊区绿带,因此购物中心作为主流商业模式出现在城市中心。
我国的商业建筑发展史比起欧美国家而言相对较晚,虽然总体与美国相似,但至今还对购物中心的开发模式处于起步阶段。因为我国与西方发达国家自然条件、文化传统与建筑环境大相径庭,所以我们并不能完全模仿他们的设计模式,需要我们用自己的创新意识,摸索出适合我们自己的商业建筑设计模式。
