摘要:在当今的大数据时代,信息化网络覆盖全球,所有技术资源普遍可以得到共享,以至大部分企业的生产技术几乎同等水平,而各个行业最尖端的生产技术仅仅掌握在几家企业手中。在这样激烈的竞争中,想要获取最大利润,那么对企业生产的成本控制与管理就是最关键的,而建筑施工企业对成本的控制更是公司利润的关键所在。
本文对建筑施工成本控制进行了浅入地研究,从当前国内外已有的成本控制理论和方法着手,分析这些成本控制理论和方法在一些工程项目中的实际应用。首先介绍了建设施工项目总成本的具体构成,包括决策阶段和设计阶段产生的主要成本。分别阐述了工程费用、工程建设期其他费用、基本预备费、价差预备费、贷款利息等成本的产生机理。
其次对一个工程项目的全过程中的土方工程、桩基工程、砌筑工程、混凝土结构工程、结构安装工程、脚手架工程、防水工程、装饰装修工程等八个施工阶段产生的费用成本进行具体的剖析。进而对项目的施工组织结构和成本控制体系进行研究,找出目前最有利于成本控制管理的组织结构和控制体系。
然后分析了影响建筑工程项目施工成本的多种因素,包括工期、施工组织设计,成本控制体系,工程变更等,而我们又要用怎样的理论方法,去减小这些因素的影响,进而控制各个施工阶段成本在合理范围内。
最后,本文以新星综合大楼工程项目为案例,讨论研究了此案例中影响成本的诸多因素和成本控制中存在的问题,并将前文研究的建筑施工成本控制理论方法实际应用于此案例中,结合实际应用,论证前文所述的成本控制方法的社会效益可行性,经济效益可行性,并进行相应的改进措施,为后续的建筑施工成控制提供经验和教训。

Study on the Cost Control of Building Construction
Abstract: In today's era of big data, information networks cover the world, and all technical resources are generally shared. As a result, the production technology of most companies is almost the same, and the cutting-edge production technologies of various industries are only in the hands of several companies. In such fierce competition, if you want to get the maximum profit, then the cost control and management of the company's production is the most crucial, and the construction company's cost control is the key to the company's profits.
This paper makes a shallow research into the construction cost control, starts from the current domestic and foreign cost control theories and methods, and analyzes the practical application of these cost control theories and methods in some engineering projects. First, introduced the specific composition of the total cost of construction projects, including the major costs incurred in the decision phase and design phase. The production mechanisms of the project cost, other expenses during the construction period, basic reserve fees, allowance reserve fees, loan interest, etc. are elaborated separately.
Secondly, curry out specific analysis to the cost that incurred during the eight construction phases of earthworks, pile foundations, masonry, concrete structures, structural installations, scaffolding, waterproofing, and decorating, etc. shall be specified for the entire process of an engineering project. Further, the project's construction organization structure and cost control system are studied to find the organizational structure and control system that are most conducive to cost control management.
Then it analyzes a variety of factors that affect construction costs of construction projects, including duration, construction organization design, cost control system, and engineering changes. What theoretical methods we must use to reduce the impact of these factors and then control each construction phase within a reasonable range.
